We understand that moving, whether it be to your first home or not, can be stressful. Here are some things to keep in mind so that your completion is as smooth and stress-free as possible.
A Brief Vocabulary List:
- Orientation: Also known as the “Pre-Delivery Inspection” or “Walk-though”, the Orientation is your first opportunity to see your home in reality. This is also your chance to take measurements if you wish, to make sure your new couch fits exactly where you want it. You will be accompanied by a member of the Orientation team who will send a report of any issues or concerns noted during the Orientation to you and our Construction team after the Orientation
- Completion Date (Completion): This is when all the paperwork is done between your legal representative and our lawyers. The remaining balance of the funds are paid and title is transferred into your name on your Completion Date. Once we get confirmation from our lawyers that you have successfully closed on your home, we will be in touch to arrange giving you the keys
- Possession Day (Key Pick Up/Key Turnover): After we have confirmed Completion of your home, representatives of the Homeowner Care Team will meet with you in order to give you your keys. At the same time, we’ll go through a couple of housekeeping items, such as how to book your move-in elevator, and sign off on the New Home Warranty commencement certificate for the home
- Possession Walk-through: The paperwork is done, housekeeping is complete, now it’s time for you to start making yourself at home. A member of our Team will accompany you and conduct the Possession Walk-through with you. This is similar to the Orientation, in that you will have a chance to voice any issues and concerns that you might have with your home, as well as to verify that any items noted at Orientation have been addressed
- Service Request: After you have taken Possession of your home, anytime within the first year, if you come across any issues within your home, you will need to submit a Service Request via your Online Homeowner Portal. Once we have all the information, we will contact you to confirm an appointment time for a Warranty Supervisor to come by and investigate
Some Things to Keep In Mind:
- Please notify us as soon as possible if your contact information changes. This includes mailing addresses, phone numbers and emails. We will be in touch with you through any of these methods and can only send your Completion Date Notice to the mailing address on record, so it’s important that it’s kept up-to-date
- Provide your legal representative and financial representative (if applicable) with a copy of your Purchase Agreement, Disclosure Statement and Addenda. They will need it in order for you to complete on your home
- Transfer or open accounts with BC Hydro, Fortis BC and any other service providers that you may have. This includes contacts like your bank, doctor and school. We will send you a helpful “Move-in Checklist” leading up to the completion of your home
- Your New Home Warranty only provides coverage for defects and deficiencies from the construction process. It does not cover any of your personal belongings or yourself in case of emergencies. Consider purchasing homeowner insurance to ensure you are covered against all situations. And, if you have any questions, please just let us know.
- If you are currently renting, do not give notice to your landlord until you have a confirmed move-in date and time. Move-in times are booked with your Property Management company and are subject to availability
