A Brief History
Joe Houssian, together with a partner, start Intrawest. Initially focused on urban development, this is the beginning of 40 years (and counting) of building extraordinary homes.
INTRAWEST PURCHASES BLACKCOMB MOUNTAIN
Leveraging their early success, Joe Houssian and a group of business partners purchase Blackcomb Mountain. At its peak, Intrawest employs more than 25,000 employees and earns in excess of $1.6 billion in annual revenues.
Intrawest expands to Seattle and delivers its first US high-rise condominium building, Arbor Place in Seattle, Washington. This is the first of more than 30 buildings developed in the Seattle area.
Intrawest develops its first of 8 rental offerings in the Seattle area, Park Highland in Bellevue, diversifying to meet market demand. This strategy will become an integral part of our business approach.
INTRACORP IS ESTABLISHED
Intracorp is officially established as a privately owned real estate company operating in Canada and the Pacific Northwest, setting the stage to deliver more than 23,000 homes over the next 23 years.
Intracorp opens operations in Southern California, and launches their first condominium, “235 on Market,” in 2001. This is the first of 32 Southern California communities, positioning Intracorp as one the areas largest condominium developers.
10,000 HOMES DELIVERED
Intracorp delivers its 10,000th home in North America.
INTRACORP'S WESTSIDE COLLECTION
Intracorp develops Chancellor House at the University of British Columbia. This is the start of Intracorp's dedication to the Westside of Vancouver, ultimately resulting in the company becoming the areas most prominent developer with 1,389 homes in 17 communities.
INTRACORP SAN FRANCISCO
Intracorp delivers its first high-rise condominium community in San Francisco, “The Hayes,” with 111 homes. This is followed soon after by Arterra, with 269 homes, establishing Intracorp in San Francisco.
TAYLOR MORRISON BUY-OUT
Joe Houssian (Intracorp), in partnership with two leading US private equity firms, acquires Taylor Morrison from UK parent Taylor Wimpey plc for $955 million. Taylor Morrison Housing Corporation (TMHC) goes public on NYSE in 2013. Canadian subsidiary, Monarch Homes, based in Toronto, is sold in 2014 to local interests. In 2017 TMHC sales were $3.9 billion. Intracorp’s ownership in Taylor Morrison Housing Corporation are sold through a public market stock placement in 2018.
MASSEY TOWER, TORONTO
Intracorp partners with MOD Developments and Tricon Capital to bring Massey Tower to Toronto. With 60 stories of concrete construction, Massey Tower seamlessly integrates into the 1905 Heritage Bank of Commerce and the famous Massey Hall on Toronto’s Yonge and Queen Street.
With a move towards urban, transit-oriented development, Intracorp delivers MC², located at the Southern Gateway to Vancouver. This community is Intracorp's largest community delivered to date; 556 homes over two prominent towers and featuring Douglas Coupland's Golden Tree as the community's focal point.

Meet The Team
Coming from a variety of backgrounds, our team of industry experts are united by one goal: building extraordinary homes for the people of North America.
Joe began his career at Xerox in 1973 and then founded Intrawest in 1976. Intrawest grew from an urban residential real estate business into an internationally renowned resort and real estate development company responsible for the success of such pre-eminent ski resorts as Whistler Blackcomb. Intrawest grew rapidly to 25,000 people with resort and hospitality entities around the world. In 1990, Intrawest became a public company and was sold in 2006 for US $2.8B.
In 1994, Mr. Houssian acquired the urban development business from Intrawest to create Intracorp Developments. Intracorp currently develops real estate in six urban regions in North America, and has delivered more than 22,000 homes in 176 communities. In 2008, Mr. Houssian founded Replay Resorts, an integrated hospitality company and Elemental Energy, an alternative energy development company with operations in the USA and Canada
Mr. Houssian is also a partner and director in a number of other companies in various industries in the USA and Canada.
Don Forsgren provides overall strategic and business leadership to all aspects of the Intracorp organization across North America. As President & CEO of North America, Don oversees the planning and direction of Intracorp’s operations and is ultimately responsible for ensuring Intracorp meets the goal of Building the Extraordinary at every interaction with Government, Partners, Suppliers, Employees, and Homeowners.
Don joined Intracorp in 1994 holding various positions within the organization, and assumed leadership of the Canadian operations in 2000 where Don has led the development of more than $4 Billion of real estate across 60 communities and 8,000 homes.
Former Chairman of the Urban Development Institute, Don is active on several community development committees and is deeply interested in building better cities. Don is also active with Covenant House Vancouver and Saint Georges School. Outside of work, Don enjoys spending time with his family and friends; you can often find him with both either on the ski slopes or traveling the world over.
Since joining Intracorp in 2012, Kevin Smith has provided overall strategic and operational leadership. He currently leads and oversees financial operations across North America, Canadian construction operations as well as Intracorp’s Ontario operations. During this time has led over $2 billion in debt and equity project financings.
Prior to joining Intracorp, Kevin served as the Executive Vice President & Chief Financial Officer at Whistler Blackcomb Holdings Inc. During his time there he successfully led Whistler Blackcomb through an initial public offering (IPO) on the Toronto Stock Exchange in 2010 to create Whistler Blackcomb as a separate, publicly traded company from Intrawest. As a strategic leader at Whistler Blackcomb Holdings, he was responsible for all financial, legal and IT, public company reporting, debt financing, commercial operations, investor relations, budgeting, cash management, tax planning & strategic business planning. Prior to Whistler Blackcomb, Kevin spent twelve years at Intrawest, holding several senior finance roles.
Kevin is a Chartered Accountant, and currently sits on various boards including the University of British Columbia (Board of Governors). Outside of work, Kevin enjoys spending time with his family (including 3 busy kids), exercising and traveling.
Mike Lierman leads Intracorp’s Northern California and Pacific Northwest business, based out of Seattle. Since joining Intracorp in 1997, Mike directs and oversees all real estate operations for the company ranging from suburban land development to high density urban mixed-use projects.
Mike is a registered Architect and holds Master's degrees in both Business Administration and Architecture from the University of Illinois. Mike is also an active member in professional real estate associations including Urban Land Institute and BIAW–MBA.
Outside of the office, Mike enjoys pursuing a balanced life with family and friends.
Brad Perozzi leads Intracorp’s Southern California business, based out of Newport Beach. Joining Intracorp in 2017 as President of Southern California, Brad is responsible for overall business strategy for the region and participates in the executive leadership for the Pacific Northwest Region. In addition, Brad manages a strong team of construction, marketing and finance professionals, overseeing a development pipeline which includes for-sale and rental multifamily property development.
Brad is a graduate of Arizona State University with a Bachelor of Science in Economics. He also received his Masters of Real Estate Development degree from the University of Southern California.
Outside of the office, Brad is an avid sportsman. He enjoys skiing and playing golf himself, and can often be found cheering his children on from the sidelines.
Dan Miller is responsible for managing capital markets and financing relationships for Intracorp’s US real estate portfolio of businesses. Since joining Intracorp in 2005, Dan has secured financings in excess of $1.4B for Intracorp projects. Dan received his Bachelors degree from Stanford University and a Masters in Business Administration from Harvard University. He is a licensed CPA.
In his spare time, Dan serves on the Bellevue West Little League Board. Outside of the office, you can often find Dan spending time with his family, skiing or reading.
Mark Tingstad is responsible for overseeing financial, treasury, and cash management functions for Intracorp’s US group of companies. Mark also directs Intracorp's US tax function including compliance, structuring, and planning. Since joining Intracorp in December 2004, Mark has overseen the evolution of the Company's business which includes over 120 entities from real estate development, real estate investment, resort development, and private equity holdings. Mark received his Bachelor’s degree in Accounting and a Masters in Taxation from Arizona State University. Mark is a licensed CPA and a member of the Washington Society of CPAs.
Outside of Intracorp, Mark enjoys spending time with his family (his wife Lisa and their three children), hiking, and attending sporting events.
Since joining Intracorp in 2007, Tony Kaleel has lead the Business Development team in sourcing, underwriting and acquiring roughly half a billion dollars worth of land. When fully developed these acquisitions will yield over 4 million square feet of mixed-use space. Besides Metro Vancouver, Tony also leads Intracorp’s business expansion into new North American markets.
Tony holds an Urban Land Economics diploma from the University of British Columbia, as well as, a Bachelor of Business in Real Estate degree from Thompson Rivers University.
Outside of the office, Tony enjoys spending time with his wife and two children. A voracious reader, Tony also spends his spare time golfing, fishing and skiing.
Management - Vancouver
Evan Allegretto is responsible for managing the success of Intracorp’s projects by overseeing project feasibility, product development and execution. Evan leads the management of all development and project management for Intracorp in Canada. In his role, he also leads community engagement, municipal negotiations and approvals and plays a key role in acquisitions and pre-development reviews. Evan is also a member of the Canadian Investment Committee, tasked to make smart investment decisions on behalf of Intracorp.
Evan previously held committee board positions for the Urban Development Institute, is a past board member for the Burnaby Neighbourhood House, and is currently an industry liaison for municipalities across Greater Vancouver. Outside of work, Evan enjoys spending time with his family, skiing, golfing and playing hockey.
Kristen is responsible for managing capital markets and financing, accounting, treasury and tax for Intracorp’s Canadian group of companies. During her time at Intracorp, she has secured over $1B in debt and equity financings. As a member of the Canadian Investment Committee, Kristen is responsible for the management of all finance functions in Canada and managing business relationships with key stakeholders. Kristen obtained her Chartered Accountant designation with Deloitte and has held various senior finance roles in the real estate, finance and infrastructure industries.
Outside of Intracorp, Kristen enjoys spending time with her husband and daughter, riding her mountain bike, hiking and travelling the world.
Alison Brown is the central source for all employee recruitment and administration matters. It’s her job to cultivate a positive work culture at Intracorp. She is also responsible for managing the office facilities and administration. With her CHRP designation and a Degree in Education, Alison brings a commitment to quality, collaboration and strategic thinking to the organization.
Outside of the office, Alison loves to spend time with her family and traveling the globe (often these two things happen at the same time). Alison is also an avid hiker, enjoying the trails around her home in North Vancouver.
Bantoo Minhas oversees the full construction life cycle of mixed use projects, from conceptual design to warranty servicing. He has over 20 years of experience in the industry working with general contractors, consultants, and developers in various capacities across Canada including projects in Vancouver, Calgary and Toronto.
Bantoo is a graduate from UBC with a degree in Civil Engineering and is a registered professional engineer in British Columbia. In his free time, he enjoys sailing with his wife, playing in local sports leagues, and traveling.
Barrett is responsible for sales leadership for all Intracorp projects in Vancouver from inception to completion ensuring that Intracorp’s sales and revenue targets are met and exceeded. With a strong focus on both developing the best product and attracting and retaining the best sales teams and sales people, Barrett has been responsible for the successful launch and sale of more than $1B of revenue and over 1,800 units during his tenure at Intracorp.
Outside of work, Barrett is the director of a kids’ camp and loves to mountain bike, snowboard and generally try to keep up with his own three kids.
Management - Seattle
Paul Bottge oversees acquisitions and investment sales activity including land and buildings for Intracorp in the Pacific Northwest. Joining Intracorp in 1999, first as a Financial Analyst, and with over 20 years real estate experience, Paul has a robust combination of internal and external data sources, analytical tools, professional contacts and relationships that are fundamental to identifying and implementing successful real estate investment and sales strategies.
Having grown up in Alaska, Paul is at home in the outdoors. He now spends most of his off-hours with his three kids and enjoying the Pacific Northwest wilderness with the Seattle Mountaineers.
As Vice President of Construction, Jim leverages his 25-years of experience to oversee all of the Seattle market for sale and for rent product types. Jim enjoys working with and mentoring the great people of Intracorp sharing the passion to be the best at what we do.
In his spare time, Jim enjoys his family and caring for the gentlemen’s farm with pigs, ducks, chickens and of course dogs and cats….with this never a time goes by a construction project is not needed.
Lis Soldano oversees Intracorp’s multi-family mixed-use developments in the Pacific Northwest, including site evaluation, feasibility, entitlements, development, lease-up, and management of assets through disposition. Lis has over 25 years of real estate experience in the region and other west coast cities.
Lis earned her BS in Construction Management and a Real Estate Investment Analysis Certificate from the University of Washington, and is a member of the Urban Land Institute. Outside of Intracorp, Lis enjoys cooking, long-distance hiking, and choir.
For the past 10 years Dan has been in the role of Vice President of Development where he is responsible for managing the development of multiple large-scale projects in multiple jurisdictions throughout the Puget Sound Region. Dan has played a key role in managing, building, and selling well over 1,000 homes during his time at Intracorp.
Dan earned his Bachelor’s Degree in business with a specialization in Real Estate from Washington State University, he is a LEED accredited professional and a member of ULI. Dan is a native of Washington State and when not building homes with Intracorp he can often be found hiking, running, or biking his way through the region’s great outdoors.
David MacDuff oversees development activities for Intracorp’s townhome communities, including feasibility, entitlements, design, engineering, construction and sales.
David received his bachelor’s degree from Lawrence University and his MBA from Seattle University, and is an active member of the Urban Land Institute. Outside of Work, David is an avid outdoors enthusiast, regularly enjoying skiing, hockey and cycling with his family. David is an active member of the National Ski Patrol and was an 18-year board and executive committee member of the Mountains to Sound Greenway.
Christine Johnson is responsible for the achievement of Intracorp’s Pacific Northwest regional sales and leasing goals. Joining Intracorp in 2015 and with 30 years of real estate experience, including 20 years in new construction sales management in the Puget Sound area, Christine brings a wealth of knowledge to Intracorp’s marketing and sales efforts.
Christine is the Managing Broker for Intracorp Marketing & Sales, the listing firm for all Intracorp for sale properties in Washington State.
When not working to market and sell Intracorp properties, Christine enjoys spending time at a quiet mountain cabin on the water or attending taekwondo class.
Management - Newport Beach
Rick Puffer provides project development leadership on residential for-sale infill and mixed-use projects in the Southern California market. Rick holds a Bachelor of Science degree in Construction Management & Business from the Brigham Young University.
During his free-time, Rick enjoys spending time with family, playing basketball, running, and supporting his kid’s sports and dance interests.
Alex Gill joined Intracorp Companies in 2017 as Vice President of Development, to focus on expanding the apartment development business in Southern California. In this role Alex manages multiple projects while fostering relationships with his network of brokers and land owners in pursuit of new development opportunities. Alex has over 16 years multifamily real estate development and acquisitions experience working for blue chip national developers and has developed and acquired $1.3 billion with of multifamily real estate.
Mr. Gill earned a B.S. in Public Administration and Planning from the University of Southern California in 1992 and attended the Pepperdine University Presidential/Key Executive MBA program in 2000. Alex resides in Orange County, California with his wife, Jeanne, and three sons. He is an avid waterman and enjoys surfing, paddling and fishing and spends his weekends in the water or at his boy’s sporting events.
Christopher Pierson is responsible for sourcing, analyzing, and closing on new real estate development opportunities within the Southern California market. Christopher has almost 20 years of real estate experience across the US focused in land development, homebuilding, and private equity sectors. Christopher is a graduate of the University of Southern California Marshall School of Business and a licensed real estate broker. In his free time, he enjoys surfing, mountain biking, and spending time with his wife and three daughters.
John Allen is Vice President of Construction in the Southern California Region, based in the Newport Beach office. John directs and oversees Construction operations for multifamily and single-family homes for the division. John Allen has over 25 years’ experience. John has been successful in the development and construction of large master planned communities, as well as in-fill and redevelopment projects in a large geographical area.
In his spare time, John enjoys spending time with his family, fishing, boating and various water activities as well as rebuilding vintage automobiles.
Joe Francis oversees the comprehensive construction life cycle of the multifamily developments, from conceptual design, constructability, budgets, construction and turnover to operations. He has over 25 years’ experience in the industry working with general contractors, consultants, and developers in various capacities. Joe is a graduate from The University of Southern California and is involved with the Building Industry Association and Urban Land Institute.
Outside if the office, Joe enjoys a round of golf, fly fishing and spending as much time as possible with his son.
Andrew is responsible for delivering an extraordinary Homeowner experience to all of Intracorp’s Southern California Homeowners. When joining the team in 2005, Andrew was tasked with building the customer service department, which has resulted in a 15-person strong service team that has successfully closed over 2,000 homes in Southern California and Hawaii.
Outside of work, Andrew is an active sportsman; playing soccer, tennis, water and snow sports and, when time permits, still races his motorcycles with friends and a local Vet club.
Management - Austin
Brad Stein leads Intracorp’s Texas region, operating out of Austin, Texas. With Brad’s experience he is responsible for building and leading a multi-functional local team in this new market to develop extraordinary properties. Brad will oversee Austin’s business growth through his wide ranging network of industry, community and business contacts. As our market leader Brad is well versed in real estate deal making and joint venture partnerships.
Prior to joining Intracorp, as an executive with Forestar Group Inc. Brad managed Forestar’s real estate assets through investment and development of mixed use communities in Texas and other markets. Previously, Brad practiced as a real estate attorney in private practice and as in-house counsel for publicly traded companies.
As Vice President of Real Estate Development, Paul is responsible for the design and construction of all new projects in Austin, Texas.
As an architect, builder and high-rise real estate developer, for over 25 years, Paul has held executive positions in several real estate development companies in the Midwest and Chicago areas. He was directly responsible for the acquisition, design, development or redevelopment of approximately $0.5B of mixed-use, condominium and multi-family communities.
Most recently, Paul designed and successfully launched a complex national development program for premier dine-in cinema developer/operator with microbreweries. Paul is also an internationally known for organic indoor urban farming. His startup FarmedHere was awarded the most innovative company in Chicago in 2013.
Paul holds a B.S. in Architecture (as the equivalent degree) from the Warsaw’s Polytechnic University / University of Detroit, Chicago’s International Academy of Merchandising & Design and is a member of the American Institute of Architects and Urban Land Institute.

Covenant House Vancouver
In Vancouver, The Intracorp Foundation is proud to support Covenant House. Covenant House has been helping Vancouver’s most vulnerable youth find stable housing for the past twenty years. Intracorp is a proud supporter of the Housing Program, which assists and provides long-term support of youth as they leave the care of Covenant House and enter the community.

FOY provides a broad range of services, including child welfare, foster care, host home programs, homeless youth services, emergency shelters, mental health counseling, drop-out prevention and academic support, food drives and much more!

HomeAid Orange County
The mission of HomeAid Orange County is simple. It’s to “end homelessness by building new lives for families and individuals through housing and community outreach.” We are honored to allocate $5,000, as a Gold sponsor, to the HomeAid Essentials annual Diaper Drive. Similarly, Family Promise offers a community-based approach to solving homelessness, by engaging both local community as well as houses of faith in the effort. We are thrilled to contribute $25,000 toward their goal to build The House of Ruth.
