One Oak on Bouldin Creek in South Austin seamlessly blends a perfect balance of nature and city living.  This new community will allow residents to enjoy both the natural beauty of Bouldin Creek and the dynamic energy of city life in one of the country’s most livable places.

Developed by Intracorp Homes, the residences at One Oak have been designed with the natural surroundings in mind.  The community has 370 feet of frontage along Bouldin Creek.  In addition, a large strip of land measuring .62 acres is being dedicated to the city for park space which will include easy trail access along the creek for walking and hiking.

Preserving as many existing trees on the site as possible is a priority and Intracorp saved a total of 31 trees, including four heritage trees and saved eight protected trees. Most trees are approximately 40’ – 50’ high and one preserved Live Oak tree is 31” diameter.  These native trees include American Elm, Box Elder, Live Oak, Hackberry and Cedar Elm. The age of many of the trees is approximately 40 years old with one heritage Live Oak tree next to Bouldin Creek estimated at over 100 years old.

“The preservation of the trees is a critical component of the green infrastructure and part of the contiguous urban forest” states Michael Embesi, an ISA Certified Arborist with Bartlett Tree Experts of Austin. “These greenbelts offer habitat for wildlife and people.” In addition to the preserved trees, added new trees will be planted offering diversity of species and sizes – a balanced portfolio of old and young.

The community’s outdoor amenities take full advantage of One Oak’s serene location, featuring an expansive central courtyard overlooking Bouldin Creek with negative-edge pool, private poolside cabanas, and outdoor grills & dining. The amenities highlight Austin’s beautiful green spaces and include over 18,700 square feet of outdoor common space for all residents to enjoy. The landscape has been designed by firm Hitchcock Design based in Austin.  Hitchcock Design Group is a landscape planning and landscape architecture firm that maximizes the potential of the valuable outdoor places.  Indoor amenities include an entry Creekhouse Lounge, fitness and recovery center, and private coworking offices.
