This summer, we were fortunate to welcome four talented interns to our teams across North America: Hugo and Christina in Vancouver, Cesar in Austin, and Dan in Newport Beach. Over the past four months, they have gained real-world experience, enhanced their skills and knowledge, and made valuable contributions. Here’s what they shared about their experiences at Intracorp.

Why did you want to intern at Intracorp?

Being part of the SFU Beedie Urban Development Program sparked my interest in working in the development field. Intracorp stood out to me because of its stellar reputation for work culture, which I frequently heard about from peers. I had been following some of their projects closely, and when I saw the Sales & Development Internship opportunity, it felt like the perfect chance to deepen my knowledge in development, while merging my previous experiences in marketing and residential leasing!

How was your overall experience?

My internship at Intracorp was nothing short of wonderful. The highlight was undoubtedly the people I worked with—they were incredibly supportive, knowledgeable, and inspiring. I appreciated the opportunity to engage with a wide variety of departments, roles, and tasks, ensuring that each day brought something new and exciting. The trust and responsibility given to me made me feel like a valuable part of the team, and I’m wrapping up my internship feeling like my work was impactful and will one day become a tangible reality through our extraordinary projects!

What is your biggest takeaway?

As the Sales & Development Intern, I witnessed firsthand the necessity for both the development and sales departments to work seamlessly throughout the project timeline. This ensures our sales/leasing strategy effectively informs the development team in creating a product and customer experience that is thoughtful and well-received. This collaborative approach extends across all departments at Intracorp. By engaging the right stakeholders at the right time and asking the right questions, we make well-informed decisions that align with our goals. It’s clear that our projects succeed through a collective effort, where every department plays a vital role in bringing our extraordinary projects to life.

Why did you want to intern at Intracorp?

Last summer, I had the opportunity to work with one of Intracorp’s equity partners, so I was familiar with Intracorp. I know that this company is extremely selective with their choice of partners, and so I knew that Intracorp was a developer of the highest quality.  Additionally, I had set goals for myself to work at a local developer this summer, and get a true feel of how a Vancouver-based developer operates! I also felt like the role itself fit me well – acquisitions was an area in which I was looking to get more exposure to!

How was your overall experience?

I thoroughly enjoyed my time at Intracorp – whether it was the work I was doing or my interactions with people in the office, I always felt like there was a lesson to be learned. I also always felt like the people around me were very eager to help me out whenever I needed, regardless of their position. Since day one, I understood that the company culture was based on helping and communicating with one another and I was instantly drawn to the culture here!

What is your biggest takeaway?

My first takeaway was to be diligent in every task I complete – even though a task may seem mundane or even easy, I found that there might always be some complexities that you may not notice at first. Making sure I had taken the time and double checking my work was a big takeaway for me. I also found that Intracorp fosters a highly collaborative environment. People from different departments and roles would often collaborate on projects, which meant that strong communication was important. This experience underscored the importance of communication across departments and developing and maintaining good relationships with the people around you!

Why did you want to intern at Intracorp?

Intracorp Austin stood out to me as a leader in the real estate development space, particularly during these challenging market conditions. The fact that Intracorp continues to successfully execute deals in this environment speaks volumes about its expertise and resilience. I was drawn to the opportunity to work alongside a knowledgeable and diverse team, whose collective experience and innovative approach to development are evident in the projects they undertake. Given my background in architecture, I wanted to immerse myself in an environment where I could both contribute to and learn from industry leaders committed to building extraordinary communities.

How was your overall experience?

My internship experience at Intracorp was exceptional. From the very beginning, I was warmly welcomed and made to feel like a true member of the team. I was involved in all company activities and given full exposure to every facet of our projects, which was invaluable in broadening my understanding of the development process. The feedback I received was constructive and actionable, enabling me to continuously improve and grow throughout the internship. Most significantly, I was entrusted with tasks that allowed me to make meaningful contributions to our projects.

What was your biggest takeaway?

My biggest takeaway from my time at Intracorp is the unwavering commitment to excellence that permeates every aspect of the organization. Despite the difficulties posed by the current real estate market, Intracorp remains committed to its core value of building extraordinary communities. This commitment is not just a guiding principle but a lived reality that I witnessed daily. I am grateful to have contributed to and learned from such a enthusiastic and forward-thinking team.

Why did you want to intern at Intracorp?

My desire for a career in real estate initially stemmed from attending the Real Estate Club meetings offered by the school during my sophomore year. In these seminars, I got the opportunity to hear a variety of real estate professionals speak and always found myself most interested in hearing from the developers and acquisitions professionals. This ultimately helped me realize what I wanted to do upon graduation. In that same year, I started taking real estate analysis classes and applied to several real estate development and acquisition companies for internships. Intracorp initially drew my attention because they were a reputable development firm that has an office operating out of my area. Then, as I got to know the team I realized it was the place I wanted to intern because each member truly loved their work and those who they worked with.

How was your overall experience?

I had an incredible experience at Intracorp. I am extremely grateful to everyone at the Newport Beach office for the hospitality and trust they exhibited toward me. I performed a variety of tasks which gave me great insight into the industry, including site visits, reviewing pro-formas, researching areas of interest and many more. Also, I sat in on a majority of the meetings that occurred during my time at Intracorp, which taught me how to work within a team and network with individuals in the same industry. Overall, I can say that I walked away from my time at Intracorp with a greater idea of what I want to do and the professional I want to be.

What is your biggest takeaway?

My biggest takeaway from my time as a land acquisition intern was learning about the various value drivers in real estate. Christopher Pierson, Dominic Mazza, and Nick Grasu did a great job in educating me on this concept. Through shadowing them, I learned about how various factors like location, risk of entitlement, and land shape and size affect a potential property. Their teachings gave me a better sense of how to approach sitemaps and extract land plots that would be valuable to acquire. Which completely fulfilled my desire of furthering my knowledge in the land acquisition field.
