Step 1: Tuff-n-dry H8 Waterproofing membrane. We apply a thick liquid membrane onto the exterior of the foundation walls. Only Tuff-n-dry H8 holds back up to 8 feet of water under hydrostatic pressure.
Step 2: Sitedrain 180 drain mat. Over the liquid membrane, we install a drain mat that allows water to flow down the outside of the foundation, reducing hydrostatic pressure, which is an enemy of concrete. The combination of the liquid membrane and the drain mat provides extraordinary protection against water seepage into the foundation walls.
Step 3: Sub-terranean drainpipe system. The piping system moves the water away from the foundation and away from your home.
Step 4: Perminator 15mil vapor barrier. Below the concrete floors on the lower level of the home is the sealed Perminator under slab vapor barrier. Perminator is a new generation, extra heavy-duty barrier that does an outstanding job of preventing moisture and water vapor from wicking thru the foundation slab.
“There are cheaper and less robust ways of implementing a foundation or slab waterproofing system that are permitted by the building code and commonly used by other townhome builders,” Dan Swallow, VP of Development explains. “We are using an advanced, engineered system that involves multiple steps and advanced products designed to most effectively keep water outside of the foundation, giving our buyers dry and comfortable homes that stand the test of time.”
