As we near the end of 2025, we invite you to join us in looking back at some of the extraordinary milestones our teams in Vancouver, Seattle, Newport Beach and Austin achieved this year:

  • We proudly launched Eastward, marking an exciting new chapter in our portfolio.
  • We introduced SIGNAL and welcomed Ashley Mar residents back home, creating vibrant communities once again.
  • Construction at Gardena continues to progress, with move-ins at Magnolia planned for next summer.
  • Work advances on five upcoming rental communities across Vancouver, reinforcing our commitment to housing solutions.
  • Our first Intracorp Rental Renewal Program is underway at Bellwether on Vancouver Island—an innovative step toward revitalizing rental living.
  • We completed our 62nd City Home, broke ground on 50 more, and waived feasibility on 48 future homes—continuing to grow our City Homes program.
  • We launched sales and completed construction on Verdyn, while breaking ground and starting vertical construction on Stratos, two exciting Bellevue townhome communities.
  • We closed the construction loan and began work on Everra at Talus, our sixth project in the Talus master-planned community in Issaquah.
  • We completed Motto Phase One ahead of schedule and under budget and closed the construction loan for Phase Two—a 474-home garden-style apartment community in Marysville.
  • We successfully completed our first discounted note purchase on a stalled townhome project with a new partner and were paid off in full.
  • We completed construction and opened Aurum Apartments in Irvine for lease-up, now approximately 35% leased.
  • We entitled and sold 960 W. 16th Street in Costa Mesa to Taylor Morrison, strengthening our partnerships.
  • We closed financing and broke ground on 150 garden apartments at DAX in Wildomar, expanding our rental offerings.
  • We began building two new for-sale communities: Pelona Hills in Santa Clarita with 119 single-family homes, and Cordova in Alhambra with 49 townhomes—both anticipated to open in Q1 2026.
  • We broke ground on 1401 Quail, a 67-unit luxury mid-rise community in Newport Beach, setting a new standard for coastal living.
  • We completed construction and welcomed homeowners to One Oak Community, delivering on our vision for vibrant living.
  • We delivered Congress Lofts at St. Elmo and celebrated move-ins with our first homeowners.
  • We reached 40% pre-sales—over $100 million—at Leland South Congress, outperforming the Austin market and setting a strong pace for success.
